Relocation Checklist Before Moving to Las Vegas — Three Top Tips

Congratulations! You are relocating to Nevada. That’s some great decision making. 

Maybe, like many people in the Bay Area relocating to the Silver State, you are following the Oakland Raiders. Or maybe your relocation reasons have more to do with taking advantage of the many employment and home buying opportunities. Did you know that Nevada has no state income tax? 

The team will be renamed the Las Vegas Raiders, and, yes, there is still time to move, get settled, and make the first kickoff at Allegiant Stadium for the NFL 2020 season. Best to start now. You know how time flies. 

The following three tips will jumpstart the process.

Decide your budget

The Las Vegas area, which includes Henderson where the Raiders’ new HQ is, has some of the most affordable housing costs in the country. Factor in conveniences and lifestyle amenities of a large city and real estate could be considered a downright bargain. How much can you put down? What size of monthly payment is comfortable? Remember, just because you can afford to buy a huge home, doesn’t necessarily mean you should. Do you want to maintain and clean a 5,000-square-foot residence? 

Know what you want

Would you describe yourself as a single-family residence type or more a multi-family dwelling type?

Do you prefer city life or having a large yard for a garden? Would you like a New Construction home? How many bedrooms and bathrooms? Some homebuyers want plenty of open space for entertaining; others like a detached studio in the back so they can be alone. Only you can make this list. Others can brainstorm, play devil’s advocate, and ask questions, but you are in charge of what goes on the list. 

Interview and find a real estate agent

Ask for referrals from trusted friends and family. It’s better if they worked with the agent rather than “just know the agent.”  No referrals? No problem. The Internet Age makes it easy to find excellent candidates. You can learn a lot from someone’s online presence. Is the Web site updated regularly? Is social media part of the marketing? What about transparency? Is contact info given clearly. Are licenses and certificates posted? 

Make contact via email or phone. How long does it take for a response? How did the candidate make you feel — comfortable? excited? pressured? You want an agent that knows your new neighborhood, who can guide you through the maze of real estate laws, find the best school district, and help understand financing options. 

As you know, moving is a major life stressor, no matter how wonderful the new home destination is. The best thing one can do is find the right professionals to make the journey as smooth as possible. Take the necessary time to find the right expert for you. It’s an investment you won’t regret.
